Home Information Packs
All residential properties marketed from 14th December 2007 require a Home Information Pack (HIP) by law.
The introduction of HIPs is part of a wider programme of reforms to home buying and selling which aims to provide consumers with a clearer, more transparent and effective service, with better value for money, benefiting all potential homebuyers .HIPs have met with a cool response from the property industry in general but if done correctly and fully they will improve the selling position, very important when there is a slow housing market.
HIPs are designed to provide buyers with important information early on, giving them a transparent picture of any issues they need to be aware of before making an offer. Subsequently, a sale can progress more smoothly and with less time wasted.
A Critchley Hall Solicitors HIP includes as mandatory:
- Terms of Sale The details of the seller, the property and the price.
- Title Copies of documents giving evidence of ownership of the property and the rights and obligations which affect the property.
- Search certificates Search replies made with local authorities establishing information that might adversely affect the purchase or ownership of the property.
- Energy Performance Report Providing a rating for how energy efficient the property is and suggestions on how to improve the rating.
