ATTENTION! Calling all Residential Landlords

Residential Landlords - New Requirements for Energy Performance Certificates

From 1st October 2008, a landlord will need to provide an Energy Performance Certificate (EPC) to prospective tenants the first time that the property is let or re-let after that date.

The EPC gives the tenant information on the energy efficiency of the property. It gives the property a standard energy and carbon emission efficiency grade from 'A' to 'G' where 'A' is the best and with the average rate being 'D/E'.

Part of the EPC is a recommendation report which will list the potential rating that the property could achieve if changes were made. The report lists improvements that could change the energy and carbon emission rating  of the property.

Remember that buildings produce nearly half of the UK's carbon emissions; that is about twice that of cars and aeroplanes. The way buildiings are constructed, insulated, heated and ventilated as well as the type of fuel used within the building, all contribute to it's carbon emissions.
