A Home Information Pack Update
A Home Information Pack Update: from next Spring, sellers will have to compile the pack before they put their property on the market for sale. At the moment, sellers can begin marketing their property as soon as they have ordered a HIP and to do so for up to 28 days before they receive it. However, from 06 April 2009 they will not be allowed to put the ‘for sale’ boards up until all the key documents for the pack are in place, although they will still have up to 28 days to provide certain information such as the property search.
Also from 06 April 2009, the packs will have to contain the new property information questionnaire that will include information on the flood risk to a property, gas and electricity safety, service charges, structural damage, parking arrangements, and details relating to leasehold properties.
A HIP should be an essential tool to assist in the marketing of a property; the more information it contains then the easier a sale becomes. It means more work is done upfront but it is only work that would otherwise be incurred later. We suggest that sellers set aside a good month to get together the necessary information about the property; we can arrange the HIP for you and provide a detailed list of everything that a buyer will expect a seller to provide.
