Land Registration - An Update
Although land registration was introduced in 1925 for England and Wales, it was only in 1989 that steps were taken by the Land Registry to secure the registration of the outstanding unregistered properties. Now there are some 20 million titles registered covering about 60% of the country; still some way to go.
Voluntary registration of unregistered titles is encouraged and does bring with it advantages which gives peace of mind.
- The title is guaranteed. The Land Registry guarantees the ownership of many billions of pounds worth of property. Currently £1,000,000.00 of property is processed every minute in England and Wales.
- Voluntary registration puts property owners in charge of their assets by managing them more effectively now and in the long term, by consolidating complex legal information and historic data and so better protects their property.
- Registration guards against property fraud or forgery. Properties can be sold and mortgaged to raise money and can therefore be attractive targets to fraudsters. For example, properties which are empty or which have been let , or where the owner is abroad or absent , or elderly and infirm , can be targets. Land Registration makes the work of the criminal so much harder.
